Job Summary
This position reports to the Chief Operating Officer and is responsible for the development, implementation and oversight of a comprehensive facility maintenance program. This position will ensure maximum and efficient operations of facilities and building mechanical systems through a technical support staff of supervisors, maintenance mechanics, athletic facility workers and internal and external technical and non-technical support services.
Responsibilities*
Supervisory Responsibilities:
- Oversight and supervision of UMAD Athletic Maintenance Technicians, UM Athletics Skilled Trades Positions, Associate Supervisor of Athletic Maintenance, and Maintenance Assistant.
- Monitor work activity levels of assigned staff and assure proper staffing, determine staff schedules and approve overtime.
- Appraise the productivity and efficiency of assigned staff for the purpose of recommending promotions or other changes in their status.
- Handle staff complaints/grievances/discipline.
- Coordination through a Maintenance Assistant the daily assignment, closeout and updating of corrective and preventive work orders.
- Organize and lead regular group meetings for the UMAD Maintenance Team to ensure appropriate and constant communication amongst all team members and facets of the UMAD.
- Ensure appropriate event coverage through scheduling of maintenance support staff.
- Develop and implement daily work tasks for Athletic Maintenance Technicians, UM Athletics Skilled Trades Positions and Athletic Facility Workers.
Technical Responsibilities:
- Organize UMAD computerized maintenance management system to ensure maximum usage and efficiency in all preventative and corrective maintenance work. Maintains records for all maintenance work.
- Determine appropriate oversight of the Associate Supervisor of Athletic Maintenance to ensure efficient scheduling of UMAD BAS system (Siemens & Johnson Controls) including cooperative participation in the UMAD Energy Management initiatives.
- Coordinate with Facility Managers on effective HVAC scheduling.
- Participate and provide input to UMAD new construction and renovation meetings. Provide support and participate in commissioning of new buildings/equipment
- Establish tool, parts and supply inventory protocols.
- Assist in the compilation, planning and scheduling of deferred maintenance projects.
- Coordinate internal projects with Facility Managers to ensure appropriate resources are used in order to complete projects in a timely and cost-effective manner
- Oversight and implementation of manufacturer training programs.
Administration:
- Oversight of budget and fiscal operations related to UMAD Maintenance Program.
- Through coordination with UM-EHS, ensure all safety protocols and processes are in place and updated on an annual basis. Develop UMAD Maintenance Department Safety Manual.
- Establish communication processes and procedures with Facility Managers to ensure efficient use of staff and resources in the daily, weekly and monthly maintenance work. Evaluate opportunities with to reduce overlap and inefficiencies.
- Produce accurate and useful data/reports on maintenance activities, energy usage, etc.
- Evaluate current supplier (internal and external) relationships. Review SLA’s, Contracts and other maintenance agreements to make recommendations on continuing or changes in working relationships. Ensure and coordinate the fulfillment of those agreements.
- Review of Concessions/Catering contracts and provide input on equipment, maintenance, and utility parameters.
- Monitor Concessions/Catering partners fulfillment of maintenance requirements.
- Assure compliance with NCAA and Big Ten Rules as well as OSEH Safety Programs.
- Assure compliance with University purchasing protocols.
Desired Qualifications*
- Bachelor’s Degree in Mechanical Engineering or related field or equivalent technical certifications and educational background.
- Experience working with commercial building systems/controls including HVAC equipment.
- Experience supervising maintenance/Union employees.
- Experience with developing and operating maintenance programs.
- Successful experience working in a team environment.
- Must be able to establish and maintain positive working relationships with all team members and customers.
- Must have a proven ability to lead a team and outstanding interpersonal skills.
- Excellent written and verbal communication skills
- Excellent organizational skills with the ability to effectively prioritize and manage changing demands.
- Strong experience leading, managing, and evaluating employee performance.
- Experience maintaining state-of-the art facilities and grounds, and keeping them in pristine condition.
- Ability to work nights, evenings, and weekends.
- Ability to effectively and persuasively communicate with many varied audiences: Coaches, staff, student-athletes, customers, vendors, fans, etc.
- Ability to quickly and successfully diffuse, manage and resolve conflict situations.
- Ability to promote a team atmosphere with all employees.
- Ability to enhance innovation and new ideas with all team members.
- Knowledge of NCAA and Big Ten Compliance rules.
- Knowledge of EHS Safety Programs
